Bathroom renovation cost in Markham & the GTA
Starting prices by the number of pieces after renovation, what is included, what costs extra, and the problems that only show up once the walls and floor are open.
Prices are before 13% HST and are for in-place renovation: plumbing, walls and exhaust stay where they are, and we re-tile the room and replace the fixtures. The price follows the number of pieces after the renovation, not before.

What the 3-piece and 4-piece prices include
- Included: all labour, with the auxiliary materials, for basic-grade items. Materials: cement, metal lath, cement board, waterproofing coating (shower floor and walls, and the walls around the tub; the rest of the bathroom floor is not waterproofed), tile adhesive, grout, silicone caulking, corner trim strips, and the water supply and drain pipes. Work: removal of the old tile and fixtures with the garbage hauled away, and electrical work.
- Painting and installation: the door and walls are painted (white; if you want your own colour, you buy a small can and give it to us). We install the vanity, toilet, tub, faucet, basic shower valve, exhaust fan, a regular ceiling light and accessories. Basic grade means a regular floor-standing vanity and an ordinary floor-standing toilet.
- Tile installation area: the three walls of the shower or tub area, plus the whole floor. This is installation only; the tile itself is not included. Tile on other walls is charged per square foot.
- Not included: the tile itself and the products themselves: toilet, vanity, tub, faucets and shower set, prefab shower base, exhaust fan, lights, mirror, and the glass door, which you choose separately. You can buy them yourself or choose them from our store; we install them. In your quote, anything we supply is listed as supplied and is taken off this list.
- Layout: the price assumes every fixture stays in its current position (toilet, vanity, shower or tub with its drain, exhaust fan with its duct), and the room size and walls stay as they are. Moving any of them is extra, and your quote states which fixtures stay and which move. Anything not listed in your quote is not included.
What the 2-piece $3,000 price includes
- Included: labour, materials and supplies (cement, tile adhesive, grout, silicone, plumbing fittings), the basic vanity, toilet and tile, and the exhaust fan. Larger rooms are priced for the extra area.
- Not included — please buy these yourself: faucet, mirror, ceiling light, vanity light, and small accessories such as towel bars, hooks and paper holders. We install the faucet, and the installation is included.
- Demolition and garbage: removing the old fixtures and tile and hauling the garbage is +$250. A 2-piece bathroom is small enough that you can do it yourself and put the old items out for your city's bulky-item pickup — then you save the $250.
- Choosing your own toilet or vanity: $150 off for each one you buy yourself.
- Changes: moving the toilet is $1,500 and moving the vanity plumbing is $500, the same as in a 3-piece or 4-piece bathroom. The price assumes every fixture stays in its current position, and your quote states which stay and which move.
What costs extra — and why two bathrooms of the same size can differ
The difference comes from whether fixtures move, how the shower and tub are chosen, how much is tiled, and who buys the materials. These are reference prices, before HST.
| What changes the price | Reference price | Why |
|---|---|---|
| Moving a fixture to a new position | Toilet $1,500; shower (with its drain) $1,500; tub (with its drain) $1,200; vanity $500 | Water and drain lines change, and the floor must be patched. Fixed prices, confirmed on site |
| Glass shower door | Ready-made $500. Custom by width: up to 3 ft $800, over 3 up to 4 ft $900, over 4 up to 5 ft $1,200, over 5 up to 6 ft $1,500 | Ready-made is a door from a store. Custom doors are measured on site and made to order, priced by width only. Wider than 6 ft is quoted after measuring |
| Three-piece: tub or shower | The starting price stays the same whether you choose a tub or a shower. What you choose after that is added on top, at the exact price (a tub: we install it; you buy the tub, or we supply an ordinary alcove tub for +$600) | A 3-piece bathroom has either a tub or a shower, so you choose one. In a 4-piece bathroom both are already included |
| Shower floor | Prefab base supplied by us: +$500. Tiled floor with a square drain: +$500 (labour, you buy the tile). A linear drain adds $100 | Different method and labour |
| Shower set with rain head and handheld (thermostatic valve) | +$300 (labour only) | The simple basic shower faucet is already included in the starting price |
| Tub type | Alcove tub is the base price; deck-mount +$750; freestanding +$500. Tub supplied by us: ordinary alcove tub only, +$600 | A deck needs a built-up platform; a freestanding tub only needs floor waterproofing. We do not supply deck-mount, freestanding, corner or jetted tubs: you buy those yourself |
| Tile on other walls | $15/sq ft | The starting price covers the shower-area walls and the floor |
| Large-format tile, mosaic, herringbone | +$5/sq ft | More cutting and layout work |
| Low-curb or curbless shower | $200 | The floor needs a built-in slope |
| Wall-hung toilet / wall-hung vanity | $800 / $250 (labour only) | Wall reinforcement and concealed plumbing. You buy the wall-hung toilet, its in-wall carrier frame and tank, which come as a set. |
| Shower bench | Floor-standing +$300 | Built and tiled in place |
| Half wall (no bigger than 36 × 36 in, wide × high) | $500 each | Does not go to the ceiling. Includes materials, installation and paint |
| New full wall or door (for example, a separate toilet room) | $500 per wall, $500 per door | Wall: floor to ceiling, up to 36 in wide. Door: standard, up to 36 in wide. Includes materials, installation and paint. Larger sizes are quoted separately |
| Extra electrical outlet or switch | $100 each | Wiring, cutting the wall and patching |
| Heated floor | $200 standard thermostat (or $350 Wi-Fi thermostat with floor sensor) + $33/sq ft (minimum 30 sq ft for a 3-piece, 60 sq ft for a 4-piece) | An upgrade, offered with a full renovation |
| Waterproofing other areas | The shower floor and walls and the walls around the tub are waterproofed in the starting price. Other areas: coating $4.50/sq ft (minimum $200), or membrane system $8/sq ft (minimum $500) | More area, materials and steps |
Materials: tile, fixtures and vanities can be bought by you or chosen from our store. The grade you pick changes the total a lot.
Problems we can only see once the old tile is off
If we find one, we photograph it and show you first, then quote it separately. You are never charged for work you have not agreed to.
| What we may find | How common | Reference price | Where it shows up |
|---|---|---|---|
| Soft or rotted subfloor | Fairly common | $5/sq ft (labour and materials), minimum $250 | Older homes, past leaks, aging tub caulking, poor ventilation |
| Damp or damaged drywall | Fairly common | $5/sq ft, minimum $250 | Shower walls with long-term seepage |
| Exhaust duct that must be re-routed | Depends on the home | From $350, set on site by distance and difficulty | Layout changes, hard-to-reach roof or attic runs |
| Uneven floor that needs leveling | Fairly common | About $3–5/sq ft | Older homes with a sagging floor, several layers of old tile |
| Old water pipes that need replacing | Moderate | From $500 per spot, confirmed on site | Older homes (galvanized steel), some 1980s–90s homes (grey plastic pipe) |
| Old or non-compliant wiring | Moderate | About $200–800 | Older homes (aluminum and other old wiring) |
| Cracked or blocked drain pipe | Less common | About $300–1,000+ | Older homes (cast iron pipe) |
| Damaged floor structure | Rare | From $500, confirmed on site | Older homes with long-term leaks |
| Mold | Rare | Not part of our work — please call a mold remediation company or handle it yourself | Poor ventilation, long-term seepage |
If we find mold, please call a mold remediation company or handle it yourself, and we will continue once it is done. If we find a material that may contain asbestos (for example, floor tile or adhesive from before about 1980), we stop work and recommend a licensed professional to test and deal with it before we continue.
Why waterproofing matters, and why silicone is used
Why does waterproofing matter so much? Most bathroom leaks are not a tile problem; the waterproofing was not done well. Water gets into the walls and under the floor and is found only when mold and odour appear, and repairing that costs far more than doing it right once. Our starting price waterproofs the shower floor and walls and the walls around the tub with a standard coating. Other areas, such as the rest of the bathroom floor, or a membrane system for a higher standard, are added by the square foot.
Why is silicone used where tile meets the tub or shower? Corners, the joint between floor and wall, and the tub edge move slightly with temperature, and grout cracks there, so silicone is used instead. After a few years silicone turns yellow or grows mold and needs to be checked and redone. That is normal maintenance, not a defect.
When you compare bathroom quotes, check these first
A lower price means little until you know the scope is the same. For any bathroom quote, check:
- Demolition: surface only or down to the base; whether old tile, vanity and tub are included; who hauls the garbage.
- Waterproofing: which areas are waterproofed again, and whether preparing the walls and floor is included.
- Plumbing and electrical: whether fixtures move, how far the supply and drain lines change, and whether lights, outlets and exhaust are included.
- Tile: where it goes and how many square feet, tile size and pattern, and whether niches, trim and complex patterns cost extra.
- Fixtures and hardware: who buys and delivers them, whether the brand or budget is stated, and whether installation is included.
- Problems found after demolition: how they are confirmed and how they are priced.
- Extra work: whether it is done only after you confirm it in writing.
- Tax and condos: whether the price includes tax, and for a condo, who handles building approvals and building rules.
Our quote lists every work item, the options you chose, and which materials are included and which you supply yourself.

Common questions
How much does a bathroom renovation cost in Markham and Toronto?
In-place renovation starts at $3,000 for a 2-piece bathroom (all-in), $6,000 for a 3-piece and $7,900 for a 4-piece, before 13% HST. Moving fixtures, glass doors, special tile and other options are priced on top.
What is included in the starting price?
For a 3-piece or 4-piece bathroom: labour and supplies, electrical work, demolition and garbage removal, plus tile installation on the shower or tub walls and the floor (the tile itself is not included). The glass door is separate, and you can buy the main materials yourself or choose them from our store.
Does the 2-piece price include demolition?
No. Demolition and garbage removal is +$250. A 2-piece bathroom is small enough that you can remove the old fixtures yourself and put them out for your city's bulky-item pickup, which saves the $250.
What if you find a problem after demolition?
We photograph it and show you first, then quote it separately — you are never charged for work you have not agreed to. Reference prices for common problems are listed on this page.
Is the price based on my current bathroom or the finished one?
On the finished one: the price follows the number of pieces after the renovation.
Why is silicone used in the corners and around the tub?
Those joints move slightly with temperature, and grout would crack, so silicone is used. It may yellow or grow mold after a few years and needs to be checked and redone as normal maintenance.
