Installation labour: starting prices

These are our starting prices for installation labour in Markham and across the GTA, per square foot, before 13% HST:

• SPC / vinyl plank and laminate flooring: from $1.20 per sq ft
• Engineered hardwood: from $1.50 per sq ft
• Solid hardwood: from $2.00 per sq ft

These prices are for installation labour only. The flooring itself is extra — the price is on each product page — and so is removing the old floor. The exact rate depends on the floor and the plank width, and the prices above are for houses; the online estimator adjusts for townhouses and condos. The minimum for installation labour is $700 before tax per project.

What changes your total

• The flooring you choose: material prices vary a lot from one floor to another.
• Old floor removal: carpet, vinyl, laminate, hardwood and tile each take different work.
• Subfloor condition: click floors need a flat base, so an uneven floor may need leveling first.
• Baseboards and trim: new baseboards, shoe moulding and transitions are added on top.
• Stairs: stairs are priced per step, by the shape of the step — see our stair renovation page.
